Local SEO for Contractors: Dominate Google Maps
Local SEO for contractors is the work of making your business the obvious choice in Google’s local map results — the three-listing block that appears above organic links when a homeowner searches “AC repair near me” or “roof leak contractor.” For HVAC, roofing, plumbing, electrical and general contracting companies, that block is where most phone calls start. Winning it comes down to four controllable things: a complete and actively maintained Google Business Profile, a website with a separate page for every service and every city you serve, consistent business information across the web, and a steady flow of new reviews.
We see the same pattern constantly: skilled contractors with excellent reputations losing revenue because they are invisible in local search. It is rarely a skills problem. It is a positioning and maintenance problem.
Your Google Business Profile Does the Selling
Google Business Profile is not a directory listing you fill in once. It is the surface most homeowners use to compare you against two competitors, and many of them call straight from it without ever loading your website.
What actually moves a profile:
- Correct primary category (choose the one that matches your highest-margin service, not the broadest label) plus accurate secondary categories
- Every service listed individually with a real description, not a single “we do it all” line
- Service areas defined honestly — the cities you genuinely dispatch to, not the whole state
- Fresh job photos uploaded on a schedule, not a one-time batch from three years ago
- Google Posts published weekly against your priority services and seasonal demand
- A review request built into job closeout, plus an owner response to every review, good or bad
Google’s own guidance on local ranking names relevance, distance and prominence as the factors. You cannot move distance. You can move relevance (categories, services, content) and prominence (reviews, citations, links). That is where the work goes.
Website Structure Decides What You Can Rank For
Local SEO usually fails on the website, not the profile. Search engines need precision. If your site does not clearly state what you do and where you do it, you will not rank for competitive local terms.
A WordPress site built to support local rankings has:
- Clean permalinks (
/hvac-repair-tampa/, never/?p=123) - One dedicated page per core service, written for that service alone
- One location page per target city, with genuinely local content — the neighborhoods, the permit realities, the equipment common in that area
- LocalBusiness and Service schema markup
- Title tags and meta descriptions written per page, managed in Yoast
- Internal links tying each service page to the relevant location pages, and both back to your contact page
Contractors who dump everything onto one generic “Services” page cap their ceiling permanently. Specific pages rank. General pages rarely do.
The Maintenance Cadence That Separates Winners
Local search rewards recency and activity. A profile untouched for six months loses ground to a competitor posting weekly, even if your business is better. A workable monthly cadence: four Google Posts, eight to twelve new job photos, every new review answered within 48 hours, one page of new site content, and a quarterly check that your name, address and phone match everywhere they appear.

How to Tell If It Is Working
Track calls and form fills by source, not rankings alone. Ranking in the map pack for a term nobody searches is not a result. The numbers that matter are: calls attributed to your Google profile, calls and forms from organic search, cost per booked job, and average job value by service. If those are not instrumented, you are guessing.
Local SEO for Contractors FAQs
How long does local SEO take for a contractor?
Google Business Profile improvements can show movement in two to six weeks because the profile is re-evaluated quickly. Website and content work — new service pages, location pages, internal linking — typically takes three to six months to show in rankings and longer in competitive metros like Tampa. If someone promises map pack results in 30 days on a neglected site, they are describing profile cleanup, not local SEO.
Why is my competitor ranking above me with worse reviews?
Reviews are one prominence signal, not the whole ranking. A competitor with fewer stars can outrank you on category accuracy, proximity to the searcher, service-specific pages on their website, review recency, or profile activity. Check their primary category, how many services they list individually, whether they have a page per city, and how recently they posted. Usually one of those is the gap.
Do I need separate pages for every city I serve?
You need a real page for every city you actually want calls from and can dispatch to profitably. Each one must carry unique, useful content — thin duplicated city pages with the name swapped do not rank and can hurt the site. Start with your top three revenue cities, do them properly, then expand. Three strong location pages beat twenty templated ones.
Does my service area business need a physical address to rank?
Google requires a verifiable address during setup, but service area businesses can hide it and show service areas instead. Your ranking radius is still anchored to that address, which is why contractors far from their target city struggle there. You cannot fix that with a mailbox — Google prohibits virtual offices and ineligible addresses, and removal of the profile is the usual outcome.
How many reviews do contractors need to compete in the map pack?
There is no threshold number; what matters is being in range of the businesses already ranking. Look at the current top three for your main service term, note their review counts, and plan to reach that range with a steady flow rather than a burst. Consistency reads as a real operating business. Ten reviews a month for a year beats 120 in one week.
