The national platform

You rent a site inside their system. It works, it is supported, and you cannot take it with you. Ask directly: if I leave, do I keep the site, the content and the domain? Frequently the answer is no.

The local agency

Costs more. Should be buying you three things a template cannot: content written for the way contractors actually get hired, search visibility built in rather than sold later, and someone accountable for the phone ringing. If an agency cannot explain how it will measure leads, you are paying agency prices for template work.

What a contractor site actually has to do

  • Load fast on a phone on cellular. Your customer is standing in a driveway or on a roof.
  • Make contact a single tap — call, text, form, all above the fold, on every page.
  • Have one page per service you want to sell, written to answer what that customer worries about, not a bullet list.
  • Prove you are real: photos of your crews and your work, license and insurance information, reviews pulled in, the areas you actually serve.
  • Support local search: clean titles and headings, consistent name/address/phone, sane URLs, schema where it genuinely applies.
  • Report leads: form submissions and calls tracked so you can say which page and which channel produced the job.

The WordPress question

WordPress runs a large share of the web because it is flexible and you can own it outright. The tradeoff is maintenance: core, theme and plugin updates, backups, security and a person who notices when something breaks. Any honest WordPress quote includes who handles that and what it costs monthly. If maintenance is not in the proposal, it has not been priced — it has been handed to you.

The seven questions that separate real builders from resellers

  1. Who writes the content, and how many pages are included?
  2. Will the domain, hosting account and site files be in my name? (The answer must be yes.)
  3. What is the monthly cost after launch, itemized?
  4. How will we measure whether the site produced leads?
  5. I already rank for some things — how are you protecting that during launch? (Listen for redirect mapping.)
  6. Who do I call when the contact form stops sending, and how fast do you respond?
  7. Can I see two contractor sites you built and the results they produced?

Vague answers are the red flag. Not price.

The migration risk that costs the most

If your current site already brings in calls, the expensive failure mode is a prettier site that produces fewer leads. Rankings attach to URLs and to the text on the page. Change URLs without redirects, delete pages that were quietly ranking, or strip the copy that made them relevant, and you launch backwards. Ask for the redirect plan in writing.

What this should cost

There is no honest single number, because the work varies. What you can insist on is transparency about how the number was built. We bill project work at $100 per hour and scope the hours before starting, so the price follows the work rather than a package. A small site with content we write is a modest project; a full service-and-location build with tracking and a careful migration is a real one. Either way, you own everything at the end.

Whoever you hire: get the scope in writing, get the domain in your name, and agree on how leads will be measured before anyone opens a design tool.
